UTILITY BUILDING
This phase of the restoration process of the south side takes priority since it will provide the means of egress for the 2nd floor gallery area.
The utility building is in need for total repair and restoration. This building will provide the means of egress for the 2nd floor gallery area. A portion of the ground floor will also be used to house utilities.
Scope Of Work:
Demo per plans.
Restore the bridge way per plan.
Reframe roof per plan (restore to the original condition per available period photographs).
Repoint and restore all brick works.
Install new slate roof.
Install new staircase per plan.
Install new concrete slab floor throughout.
Restore, fabricate and install all windows.
Restore, fabricate and install all exterior doors including a fire rated for the stairs.
Install new lighting as needed.
Install wall outlets per code and as needed.
Install fire alarm system per code.
The D&D drawings have been completed for this area. The Construction Documents are 80% complete and need to finalize the structural engineering specifications. Final review and approval from HDC is needed (foresee no issues).Once the budget is approved, application for building permit will be filed.
